Spain Encounters Nationwide Demonstrations Amid Rising Housing Crisis

Protests break out in 40 cities as people call for measures to address skyrocketing rental costs and housing shortages.
On April 5, 2025, residents from all over Spain united in large-scale demonstrations against the worsening housing crisis.

Protests took place in 40 cities, including Madrid, Barcelona, Valencia, and Seville, where individuals expressed their worries regarding soaring rental prices and the scarcity of affordable housing options.

Demonstrators demanded a 50% cut in rental rates, the introduction of indefinite rental contracts, and government action to reclaim vacant properties and oversee tourist rentals.

They also called for an end to speculative real estate activities and the dissolution of eviction groups.

The rapid increase in rental costs has far surpassed wage growth, causing financial hardship for many Spaniards.

In cities such as Madrid and Barcelona, rentals have surged by 80% over the last ten years, while wages have only climbed by 19% during the same timeframe.

In reaction to the public's concerns, the Spanish government passed the Housing Law in May 2023, which aimed to limit rent hikes and classify high-demand areas as 'stressed zones' subject to tighter rental regulations.

Nevertheless, critics claim that the law has not sufficiently reduced rising rents or enhanced the accessibility of affordable housing.

The housing crisis has been further intensified by the rise of short-term tourist rentals, which have diminished the availability of long-term housing and inflated prices.

Cities like Barcelona have implemented measures to restrict tourist accommodations, but enforcing these regulations remains difficult.

The protests highlight the pressing need to tackle issues of housing affordability and availability in Spain.

Citizens persist in their push for extensive reforms to secure access to affordable housing and reduce the effects of speculative practices within the real estate sector.
